Rental Application Process
Once you are interested in a property and would like to rent the property you must fill out an application that will include a credit check, employment and income verification and we will check your rental history. Each application will cost $15 per person. The application fee is non-refundable with no exceptions.
When we check your credit, it must be in good standing, meaning no collections (medical collections excluded) and you must also have credit. Credit is considered any credit cards, school loans, personal loans, etc. Utility bills, phone bills, car insurance are not considered credit for the fact that you are not borrowing money. Should you have a collection you will have to show proof that it was paid off. If you have collections on your account and they are not paid, you will not be approved.
We will inquire with your employer(s) to verify your employment with them and they will also verify your income amount. Should your income not be sufficient with the rental amount you would not be approved.
If you have rented before we will call your former landlord and verify your history with them. If this is your first time renting a property we would overlook this process.
For military applicants: you may bring in your current LES statement and this will confirm your employment and income.
Deposits are required for ALL rental properties and they must be paid in full before anyone can sign their lease agreement. The deposit amount is the same as the rental amount of the property you are interested in. A deposit is not to be used for any rent. A deposit is not required when you turn in your application, but required within 24 hours after we have approved your application. You may pay your deposit when you give us your application. This will hold the property so that no one else can view the property that you are applying for. We suggest that you put down a deposit with your application if you are serious about renting the property. If we process your application and you are not approved then the deposit will be given back, if you are approved we will deposit your deposit and you will be given up to 15 days to sign your lease agreement.
Applications can take just a few hours to process or days depending on how quickly your employer(s) and landlord’s reply. In most cases an application will be approved or denied within 48 hours.
